Nilam took on coverage of MHRIL, Mahindra Holidays and Resorts India, at a point when it was one of the only listed timeshare businesses in India. The market had not paid it much attention, and direct competitors were largely unlisted and fragmented, which made conventional peer benchmarking difficult.
The Story
Nilam took on coverage of MHRIL, Mahindra Holidays and Resorts India, at a point when it was one of the only listed timeshare businesses in India. The market had not paid it much attention, and direct competitors were largely unlisted and fragmented, which made conventional peer benchmarking difficult.
She built the investment thesis from the ground up. She ran primary research conversations with the company's management, assessed the competitive landscape by benchmarking against listed hospitality peers where direct comps were unavailable, and dug into the company's financials to model future profitability.
Three things moved her to a positive view. First, the management was credible and expansion plans were concrete. Second, the company's service packaging was deliberately tiered to address Indian consumers' price sensitivity, from premium all-inclusive packages to minimal-cost basic reservations, which gave it a wide addressable market. Third, the property footprint covered the most popular domestic and select international leisure destinations, aligning well with where the target customer actually traveled.
She built an integrated financial model, ran DCF and trading comparable analyses, and wrote the initiation report independently. The report was reviewed and approved by a senior manager before publication, but all research, modeling, and report writing was her own.
The thesis proved out. The company delivered 65% upside on its share price over the following two years.
