Arpit took on the Pune real estate market research project at Propacity with a clear objective: identify attractive micro-markets and understand the factors driving demand. Rather than relying on published reports alone, he designed the research from the ground up.

Arpit took on the Pune real estate market research project at Propacity with a clear objective: identify attractive micro-markets and understand the factors driving demand. Rather than relying on published reports alone, he designed the research from the ground up.
He started by mapping the key micro-markets and defining the scope across five workstreams: market sizing, infrastructure development, developer landscape, pricing trends, and customer demand. This gave the project structure before any data collection began.
For secondary research, he drew on reports from JLL, Knight Frank, and CBRE, alongside government infrastructure announcements and developer websites. He then moved to primary conversations with local brokers and sales representatives, validating pricing trends, inventory movement, and buyer preferences on the ground.
He also tracked upcoming infrastructure projects, including metro expansion and ring road developments, to understand their forward impact on demand. This layer of analysis connected market conditions to future appreciation potential.
After collecting the data, Arpit synthesized the findings into key themes rather than presenting everything he had gathered. The final report highlighted which micro-markets had the strongest growth potential, the infrastructure projects driving appreciation, the competitive positioning of key developers, and the risks to watch.
He managed the project independently, provided regular progress updates to his manager, and delivered the final output within the agreed timeline.
